Everyone knows some of the conventional reasons that can increase a home’s value. But there are some unconventional ways that can also cause your home to be valued higher than comparable homes.
Blue and Neutral Colors
The colors that the rooms of your home are painted can increase the value of your home considerably. The real estate company Zillow did a paint color analysis of homes sold around the United States and found the color blue can increase the value of your home.
Comparing similar homes, they found that homes with kitchens painted soft gray-blue sold for $1,809 more than comparable homes with white kitchens. The study also found that homes with bathrooms painted a pale blue to soft periwinkle sold for $5,440 more. Some other findings of the analysis include:
- Bedrooms painted a light cerulean blue to cadet blue sold for $1,856 more.
- Living rooms painted pale taupe, oatmeal, or light beige sold for a $1,926 premium.
- Dining rooms painted slate blue or pale gray-blue sold for $1,926 more when compared to homes with white dining rooms.
Interior walls that are painted in cool neutrals, like soft blue or gray, tells potential homebuyers that the home has been cared for.
Take Out a Wall
Open concept kitchens and living rooms are the hot trends now. By taking out a wall, the home can seem more open and spacious. If not an entire wall, partially taking out a wall, like the lower half, can do the same thing.
For example, opening up the kitchen into either the living room or dining room creates a warm and inviting area. Removing a wall also brings in more natural light to each of the rooms. This project will take a contractor to make sure a support wall can be removed safely, but it could be worth it.
Barn Doors
Knowing facts like what is your home’s value today before making modifications will help your decision on which improvements you should make. Another trend is barn doors in a home. A Zillow analysis found that homes with barn doors in the listing sold for 13.4% more than was expected.
A barn door is mounted on the outside of a wall instead of inside a doorjamb. They are opened and closed using a track system parallel to the wall rather than opening inward or outward. Barn doors can free up space behind doors that would otherwise be taken up by the open door.
Urban or Rural
Just a couple of years ago, living in an urban area increased the value of a home. Then the pandemic hit, and people wanted to leave the city and move to rural areas, raising the value of rural homes.
This is a trend that bears watching as it could shift back to urban once again. Realtors are following this trend in major cities like New York, San Francisco, and Dallas. It would be wise to check with real estate companies in Dallas or other major cities.
